    Governments have actively disincentivized people to invest in property. You can't make the easy money that you once could.

    People only wanna buy in hot markets, [laughs] and they don't wanna buy when the market's down. And so y- it's very easy to get sucked into bidding wars and overpay. And the great thing is when no one else is interested, you can go in there and get a good deal.
